We were chatting with a past client of ours over in Dingley and got talking about pressure limiting valves. He reckoned he definitely needed one — he'd already noticed the pressure in his house was really high: taps blasting, pipes banging, the lot.

At that kind of pressure, every hose, tap, mixer and appliance in the house is under constant strain. It's the sort of pressure that blows flexi hoses, chews through tap washers in months, and sets off water hammer banging through the walls. It was only a matter of time before something let go.

A Queensland family locked the front door, headed to the airport and flew out for an overseas holiday. Somewhere over the ocean, a flexible water hose behind their bathroom taps let go — a braided hose the size of your wrist, the same kind sitting under almost every sink in Australia.
Nobody was home to hear it. Mains pressure pushed water through that open line non-stop — a failed hose can release enough water to fill a small swimming pool every 24 hours. The leak only ran for two days. Two days was enough to destroy the entire interior of their home.

This is not a freak event. Suncorp's assessors found that on average, two flexi hoses in every Australian household are ready to burst right now — and 60% of homeowners have never had theirs looked at.

Water pressure over 500 kPa doesn't announce itself. It works quietly, around the clock, straining every fitting, hose and joint connected to your water — until the weakest one gives up. These are the usual victims.
The braided hoses under your sinks, toilets and basins are rubber tubes in a stainless sleeve. Under constant high pressure the braiding corrodes, frays and lets go without warning. Suncorp found two hoses in the average home are ready to burst — and they cause 1 in 10 of all home insurance claims.
Hot water units cop it worst — high pressure hammers the tank, the relief valve and every connection, day and night. It shortens the life of a $2,000+ unit by years and forces the relief valve to constantly dump water down the drain. Replacing a unit early costs more than six valves.
Dripping taps that never stay fixed, running toilets, dishwashers and washing machines failing early — high pressure destroys the small seals and solenoid valves inside them. Worse: most manufacturer warranties are void if your pressure is over 500 kPa. They check.
Every joint and fitting buried in your walls and under your slab is under constant load. Over the years, weak points crack and weep — hidden leaks that rot frames, feed mould and wreck slabs long before you see a water stain. If your pipes bang when a tap shuts off, that's water hammer: your pipework being physically shocked.
Was your home built before 2003? Then there's a good chance it has no pressure protection at all. The 500 kPa limit only became standard for new plumbing work in 2003 — older homes were connected straight to full street pressure and left that way. The Victorian Building Authority has publicly reminded plumbers that a pressure limiting valve is mandatory on new work where mains pressure exceeds 500 kPa. Your home just has to survive until someone checks.
Street pressure is not a steady number. It breathes with the whole suburb — and it's at its most dangerous when you're asleep or away. Here's what your pipes deal with when nobody's watching.
Through the evening, thousands of homes are using water and street pressure sits lower. After midnight, demand collapses — and pressure in the main rises to its peak while you sleep. A house that tests fine at 4pm can be well over the limit at 2am. It's no coincidence that so many bursts happen late at night or early morning, when the pressure is highest and no one is awake to shut the water off.
When a pump starts up, a fire hydrant is opened, a valve slams shut or a main bursts down the road, a shock wave travels through the street pipes and straight into your home in a split second. Engineers call it a pressure transient — plumbers call it water hammer. These spikes can jump far beyond the normal reading, and your fittings absorb every single one.
One spike won't burst a healthy pipe. But your plumbing takes these hits thousands of times a year, and ageing pipes and hoses fatigue exactly like a paperclip bent back and forth. Every surge weakens the same tired joints and hoses a little more — until one night, one ordinary spike is the one that lets go.
Melbourne water authorities deliver mains pressure of 500–800 kPa at the boundary, and some suburbs top 900. The Australian standard says your home should never see more than 500. Surges spike higher again.

The insurance payout is only the start of it. Ask anyone who's been through one — the money is the part they complain about least.
The average water damage payout runs $11,000–$14,000 — and the average burst flexi hose claim is now $30,000, up 9% in a year as building costs climb.
You still pay your $500–$2,000 excess, insurers depreciate older carpets and contents, and your premium jumps at renewal. And if the insurer decides the leak was “gradual” or maintenance-related, the claim can be knocked back entirely.
Water damage isn't fixed in a weekend. First come the drying machines roaring in your house for days, then the strip-out, then the wait for assessors, then trades in and out for weeks: flooring, plaster, painting, cabinets, electrical checks.
Add the hours of phone calls, claim paperwork, quotes and inspections you'll be running from work. The Queensland family above was out of their home for months.
Rooms you can't use. Kids sleeping in the lounge or the whole family in a rental or a relative's spare room. Photo albums, keepsakes and furniture that no payout replaces.
And if the water sat for even a couple of days, you're now watching for mould in the walls — a health problem that can drag on long after the rebuild is done.

“Feels normal” is a daytime reading. Street pressure peaks overnight when suburb demand drops, and surge spikes from the main hit your pipes without you ever noticing — until something lets go. If your home was built before 2003 and nobody has fitted a valve since, you're most likely connected to raw street pressure. The test tells us for sure, and if your pressure is genuinely fine we'll tell you that too.
No. 500 kPa is a strong, healthy shower — it's the pressure new homes are built to and what your tapware is designed for. Most people notice zero difference, except the pipes go quiet and the banging stops. What you lose is the pressure that was silently destroying your fittings, not the pressure you actually use.
It's the Australian plumbing standard. AS/NZS 3500 caps pressure at any outlet in a home at 500 kPa, and it's been that way for new plumbing work since 2003. The Victorian Building Authority has publicly reminded plumbers that where mains pressure exceeds 500 kPa, a pressure limiting valve must be installed before new work is signed off. Older homes were never upgraded — that's the gap this valve closes. On top of that, most tap and appliance manufacturers write the 500 kPa limit into their warranty conditions.
